Zoning changes proposed by Huntley Development Limited Partnership at the corners of Route 47 and Freeman Road – just north of Interstate 90 – would allow for more regional retail or business park use. A proposal reviewed by the Huntley Village Board during its Thursday meeting would eliminate corporate office zoning in the northwest corner of the intersection and replace it with business park and regional retail zoning. Commercially zoned property in the northeast corner of the intersection would be rezoned as for business parks. Zoning district boundaries are preliminary in nature and exact boundary lines would be defined if a formal application is submitted for consideration, according to village documents. The village’s Route 47 and I-90 gateway plan calls for property in the northeast corner of Route 47 and Freeman road to be mixed commercial – which should target “a mix of commercial development that serve as a regional draw, such as general retailer, sporting goods stores, restaurants and service uses.” Recently, the Village Board shot down a non-retail proposed in that area. A series of ordinances that would allow Huntley Investment Partners LLC to redevelop about 60 acres of land on the former Huntley Outlet Center site into warehouse distribution space was rejected. Trustees cited a number of concerns in adding another industrial business to the area, such as limited job opportunities, limited income generated from sales and property taxes and the inability to promote destination-type venues on that portion of the tollway.
