5300 BW8 Ltd., an entity of Tanglewood Property Group, has purchased Beltway 8 Corporate Centre I, a 103,000 square-foot, building at 5300 N. Sam Houston Parkway West from SL Beltway 8 LP, an entity of Stonelake Capital Partners. 431 Airtex LLC, an entity of Molto Realty, has purchased Armadillo Marketplace, a 237,000 square-foot distribution center at 431 East Airtex Drive, from Games & Things. CBRE and owner Principal Real Estate Investors announced a $5 million renovation, including landscaping, upgrades to the interior and exterior graphics, work on the parking garages, a new fitness center and a remodeling of the lobby, common areas and rest rooms. Mitsubishi Heavy Industries America, a company that makes engineering, electrical and mechanical equipment, has leased 12,000 square feet and will relocate from Austin. RealEC Technologies, a supplier of software in the real estate mortgage industry, is relocating from the Westchase District and will be leasing 38,000 square feet. The building was previously owned by Koch Industries, which converted it to office space for its regional headquarters in 2002. The first phase consists of a 321,000-square-foot building with 214,000 square feet of raised floor space, 43,000 square feet of office space and up to 48 megawatts of critical power load. Designed by Kirksey Architecture, the project will contain 428,000 square feet of raised-floor space; 86,000 square feet of office space; and up to 96 megawatts of critical load when completed. CyraCom, a Tucson-based interpreter and translation services provider, announced the opening of a 62,000-square-foot contact center at 5959 Corporate Drive.
