San Francisco's TMG Partners and an investment partner are betting that the area near Tesla Motors Inc. in Fremont is ready to heat up. TMG and Farralon Capital Management recently snapped up 46555 Landing Parkway, a 117,000 square foot R&D building formerly occupied by SGI Inc. and Lam Research. The price wasn't disclosed, but sources with knowledge of the deal said it traded for about $85 per square foot, or just under $9.95 million.
